AC Tips for Commercial Building Owners and Facilities Managers from NYSERDA

According to a NYSERDA news release:

Much like cars, AC systems require regular maintenance for effective and reliable performance, and Quality Maintenance based on ANSI/ASHRAE/ACCA Standard 180 is a national best practice for inspection and maintenance tasks.

Regularly scheduled inspections and maintenance by trained HVAC experts that provide Quality Maintenance can result in increased efficiency that can save of up to 20 percent on AC bills, depending on the original condition of the unit. Quality Maintenance also leads to fewer emergency breakdowns, more comfortable temperatures for occupants and an extended life span for the AC unit. This is all possible because Quality Maintenance includes:

• Identifying airflow and ductwork conditions, replacing air filters, cleaning coils and adjusting refrigerant, all of which help the unit to need less work and energy to cool the air.

• Inspecting and cleaning of the unit to remove dirt, debris, mold or mildew, which reduces the possibility of contaminants passing through the unit and increases airflow and efficiency while helping improve the quality of the air that occupants breath.  
When these steps are performed by trained Quality Maintenance experts,  they help building operators reduce energy usage, improve air quality, make repair complications less likely and save money.

• Will the contractor follow national industry standards for maintaining a commercial unit?

• Will the contractor measure airflow?

• Will the contractor measure refrigerant charge?

• Will the contractor provide a copy of the maintenance checklist, including airflow and refrigerant specifications?

• Will the contractor provide a list of references?

• Is the contractor prompt, reliable, and courteous, providing exceptional customer service?

• Have the technicians completed the recommended industry training?

• Is an annual maintenance plan offered?

• Does the contractor operate a professional business, with all necessary permits and insurances?

• Is the contractor able to explain the value vs. cost for these maintenance services?

• Is the contractor knowledgeable of equipment and technology advancements?

• Does the contractor listen carefully about issues that are specific to your facility?
